 LOCATION:

 6 miles east of Wilburton, Oklahoma, 6 miles North of Panola.

ACCESS:

The main road into our property is a good all-weather road although during the rainy season a
4x4 comes in handy. The other roads are old, improved logging roads and are pretty rough.

TERRAIN:

 Timbered Mountain Land.

ZONING:

Mixed

MINERALS:

 We don't own any mineral rights.

TAXES:

Are around $50 per year.

UTILITIES:

 Electricity is about 3-5 miles from the property. Solar, Generator or propane is advisable.
There is a 30' easement reserved around the property boundary for ingress, egress and/or other utilities.

WATER:

Drill well or haul water. In this area, we have had other buyers hit water at about 60' down.
 
RESTRICTIONS:

There aren't any so called "Deed Restrictions." However, the Buyer, upon execution
of the contract, agrees that if a mobile home is placed on the land, it will be skirted and kept in a "sightly"
manner and there won't be any abandoned vehicles or junk left on the property. This is a really pretty area
and we want it to stay that way.

SURVEY:

 This land is surveyed.

WARRANTY:

Good title is guaranteed.

ADDITIONAL PROVISION:

Cutting the large, marketable timber is prohibited until the property is
"PAID IN FULL." Firewood and cabin timber is ok depending on how much is needed.
